Industrial/Commercial opportunity in Haliburton Highlands, Ontario
This property is located on Hwy. 35, 3 km south of Minden, in Haliburton County. The land was developed in 1990 and the Center Shop built. The Back Shop and the Office were built a few years later. The only use has been a woodworking facility for timber frame, log and architectural millwork. Owner is retiring from production and lands and buildings are being sold. For interested parties, Owner will contemplate selling the business as well.

Lands
M1 - Industrial with buildings
The shops and office are located on 5.4 Acs. of land. Properly zoned Industrial for the existing operation, it also allows for many other uses as per the Township of Minden Hills By-Laws. The original survey of the Industrial lands is 19R-4874 minus 19R-6232 (3 lots severed off the original). M1 is a harder to get designation (Industrial zoning is very scarce in Haliburton Highlands), but it can easily be re-zoned to Commercial (C1) to allow for other uses.

In addition to the 5.4 Acs. with the buildings there are two adjacent vacant lots zoned M1 - Industrial. They are 1 Ac. In size with 100' of road frontage on Ravine Rd. They are both under separate Deeds and offered either separately or jointly. They are Part 1 and Part 2 of Plan 19R-6232.

C1 - Commercial
This is a separate piece of property, under a separate Deed. It is 2.93 Acs, vacant and has 600' of frontage on Hwy 35. A driveway off the highway is approved by MTO and its start has been built. It is adjacent to the shop lands and its east line is common with the M1 lands (approx. 450'). It is also offered for sale but does not necessarily have to be bought by the same purchaser. The allowed uses under the C1 designation are described in the Township of Minden Hills By-Laws. The survey for this land is 19R-5063.

Buildings
Center Shop
30'x60', built in 1990, it is timber framed (timber columns to timber plates) with SIPs (Structural Insulated Panels) walls, 12' high. Roof is commercial trusses @ 2' o.c. w/R40 blown cellulose insulation. Heated primarily with a wood stove (WETT Certified installation) and back up electric heat. Very bright, with lots of windows facing west and 4 runs of fluorescent tubes the length of the shop.

2 pc. bathroom, kitchen sink, dug well, HWH, oversized septic (allows for public washrooms), single phase 200 amp. panel with sub panel for heaters. Both 110 and 220V outlets on every bay (10') and overhead. Half ton elec. hoist on single I beam down its center.

Two man-doors, one 8' garage door and sliders at the rear that open 20'. Small office in the shop, waist high working counters the length of the west wall (under windows), some mezzanine storage. Roof on the east side has a cantilevered 4' overhang for storage.

Back Shop
A conventional frame 2x6 walls structure on a cement block, below frost foundation. Commercial trusses @ 2' o.c. R20 walls and R32 blown cellulose ceiling insulation. Primarily heated with a wood stove and a secondary run of LP radiant down its center. Two man-doors and two 24' sliders on the SE corner. Loading ramp doors on the W side. Trusses have a 6' and 8' cantilever on each overhang side for covered storage and vehicle parking. 18' ceiling and a band of high windows runs the W wall.

Office
The Office is a 25'x40' conventionally built space With a previous life as a school portable. After it was moved and installed on concrete pads, it got a layer of extra insulation (2" of Styrofoam) before new siding was installed. New roof trusses and roofing as well. The interior was renovated to accommodate 2 large offices (possible 3), a reception area and an air lock entry with two smaller separate rooms (storage and possible washroom). The walls of the crawl space below the floor are built with SIPs (R26) and have removable trap doors to ventilate during summer months. Finally, the Office and the Center Shop were joined by a breezeway. Limestone slabs form the stairs to reach the office. It is heated with electric baseboards.
